Before You Start Looking For Your New Home:

  • Check your free annual credit reports from all three bueraus.  Straighten out any errors before its too late.  Important information from the Federal Trade Commission, the nation’s consumer protection agency: annualcreditreport.com is the ONLY authorized online source for you to get a free credit report under federal law. You can get a free report from each of the three national credit reporting companies every 12 months. Some other sites claim to offer "free" credit reports, but may charge you for another product if you accept a "free" report.
  • Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
  • Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
  • Choose a REALTOR® that you trust and who understands your needs.
  • Determine what neighborhood best matches your needs.
  • Identify important features you need your new home to have.

  • Lender fees include charges for loan processing, underwriting, broker charges, and document preparation.
  • Third-party fees include charges for insurance, title search, appraisal, and other inspections.
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
